Florida’s Atlantic hurricane season runs through November 30, but the worst typically passes by mid-October. If you haven’t had your roof inspected since storm activity picked up, now is the time — before the cooler, drier winter months arrive and small issues become expensive repairs.
Even if your home wasn’t directly hit by a named storm, South Florida’s persistent summer weather — intense UV exposure, afternoon thunderstorms, and near-daily heavy rain — takes a cumulative toll on every roof. Here’s what our licensed inspectors at Expert Roofing Services look for at this time of year.
1. Missing, Cracked, or Lifted Shingles (or Displaced Tiles)
High winds don’t have to be hurricane-force to damage a roof. Sustained 40–50 mph gusts — common during tropical storms and squall lines — can break the seal on asphalt shingles or shift concrete and clay tiles out of alignment. Even one missing shingle can allow water to penetrate the underlayment and start causing damage to the decking and framing below.
What to look for from the ground: Dark patches, obvious gaps, or tiles that look uneven or raised at the edges. If something looks off, don’t wait — call for a professional inspection before the next rain event.
2. Granule Loss on Asphalt Shingles
Asphalt shingles are coated with mineral granules that protect the underlying fiberglass mat from UV rays and Florida’s brutal summer heat. After a season of sun and heavy rain, significant granule loss is a warning sign that your shingles are aging out. Check your gutters — if they’re packed with sand-like grit after a storm, your roof may be approaching the end of its serviceable life.
Florida’s intense UV exposure accelerates shingle aging compared to northern states. A roof that might last 25 years in the Northeast may only perform reliably for 15–18 years here in South Florida.
3. Damaged or Lifted Flashing
Flashing is the metal material installed around chimneys, skylights, vent pipes, and wall-to-roof transitions. It’s designed to direct water away from vulnerable seams — and it’s also one of the first components to loosen in high winds or heavy rain. Lifted or cracked flashing is one of the leading causes of interior water damage in South Florida homes, and it’s often invisible from the ground.
A roofing professional can spot lifted flashing, failed sealant around penetrations, and corrosion that may not be obvious during a ground-level walk-around.
4. Clogged or Damaged Gutters
During hurricane season, gutters collect debris faster than any other time of year. Clogged gutters trap water against the roof edge and fascia boards, accelerating rot and potentially allowing moisture into the soffit and attic. Sagging sections or detached downspouts mean water is pooling rather than draining away from your foundation.
Post-season gutter cleaning and inspection is a quick, affordable way to prevent much costlier water intrusion damage down the road. Expert Roofing Services inspects gutters as part of every free roof inspection.
5. Soffit and Fascia Damage
High winds and wind-driven rain can compromise the soffits and fascia boards — the trim that seals the gap between your roof’s overhang and your home’s exterior walls. Damaged soffits allow moisture, insects, and even small animals into your attic space. Look for cracks, warping, holes, or discoloration around the eaves and overhangs.
Soffit and fascia repairs are often small and inexpensive when caught early, but left untreated, moisture in the attic can lead to mold growth and structural damage that costs thousands to remediate.
Why a Professional Inspection Matters
Many homeowners don’t realize their roof has been damaged until weeks — or even months — after storm activity, when a leak finally shows up on the ceiling. By that point, water may have been quietly saturating attic insulation and wood framing, turning a straightforward repair into a major restoration project.
Our post-season inspection is free of charge. We photograph everything we find and provide a written report — whether or not you choose to move forward with repairs. No pressure, no sales pitch.
