The Tile Isn't
Your Waterproofing
Concrete tile is designed to let water pass beneath it and drain out. The membrane underneath is doing all the actual waterproofing.
This is why Florida tile roofs so often need work while the tile still looks perfect — the tile outlives the underlayment beneath it, sometimes by decades. When that happens, a lift and relay is often the right answer: we remove the tile carefully, install new underlayment and secondary water resistance, and reset your original tile.
The second thing: weight. Concrete tile is substantially heavier than shingle. If you're converting from shingle to tile, your structure has to be verified — and because we hold a general contractor license alongside our roofing license, we can handle framing work directly rather than stopping your job to find someone else.

How long does a Saxony 900 tile roof last in Florida?
The tile itself routinely lasts 50 years or more, and carries a non-prorated lifetime warranty. The underlayment beneath it has a shorter service life — which is why many Florida tile roofs need a lift and relay at some point while the tile is still in excellent condition.
Is my house strong enough for concrete tile?
If your home already has tile, yes. If you're converting from shingle, the structure needs verifying first — concrete tile is significantly heavier and older framing wasn't always designed for it. We assess this during the free inspection, and because we hold a general contractor license we can handle any required structural work ourselves.
What's the difference between Lake Wales and Okeechobee?
Those are Westlake Royal's Florida manufacturing plants. The same color can vary slightly between plants due to local aggregate, so the product listing names the source. It matters mainly for matching an existing roof or ordering additional tile later — we'll confirm the correct plant for your job.
Can I get samples before deciding?
Yes, and you should. Screens don't reproduce tile color accurately, and Florida light changes how a color reads through the day. We bring physical samples to your home so you can see them against your walls and trim, at the angle you actually view your roof from.
Will my HOA approve this?
Usually — Saxony 900 comes in 22 colors covering most community palettes. We handle HOA submittals regularly, including color boards, product data sheets, and architectural review paperwork. Does tile lower my energy bills?
It helps. The air space beneath tile creates natural ventilation that reduces heat transfer into your attic, and lighter colors reflect more solar heat than dark ones. Actual savings depend on your insulation, attic ventilation, and HVAC — we won't promise a percentage we can't stand behind.
Can broken tiles be replaced individually?
Yes. Individual tiles can be replaced without disturbing the surrounding roof, which is one of tile's real advantages. Keep a few spares from your original installation — colors are produced in batches and an exact match years later isn't always possible.
How much does a Saxony 900 roof cost?
