Limb impact
An overhanging branch doesn't need to fall to cause damage. In sustained wind it abrades the surface repeatedly, wearing granules off shingle and scarring tile. We photograph contact points during inspections because they're invisible from the ground.
Moisture that never dries
A shaded slope stays wet for hours after a sunlit one has dried. Over years that's a materially different ageing environment — which is why the north side of a Palm City roof often looks a decade older than the south side of the same roof.
