How long does a shingle roof last in Florida?

A properly installed architectural shingle roof typically lasts 20 to 25 years in Florida — less than the same roof would last further north, because our UV exposure and heat cycling are harder on asphalt. Coastal homes with salt exposure sit at the lower end of that range. Installation quality moves this number more than brand choice does.

Which is better, GAF or Owens Corning?

Both are excellent, and we install both. GAF's StrikeZone makes correct nailing easier across a wide target; Owens Corning's SureNail reinforces the nailing zone with woven fabric so nails resist pull-through. Different solutions to the same problem. We'll recommend based on your roof's complexity, the colors you're drawn to, and current availability — not on which one pays us more.

Can I repair just part of my shingle roof?

Often, yes. Under the Florida Building Code, when repairs affect less than 25% of the total roof area within any 12-month period, a localized repair may be permitted rather than a full replacement. Above that threshold the roof generally must be brought up to current code. We'll tell you honestly which side of that line you're on.

Do shingle roofs qualify for insurance discounts?

Yes. A new roof meeting current code — with secondary water resistance and proper fastening — typically earns credits on a wind mitigation inspection. We provide the documentation your inspector and carrier will ask for. Actual savings depend on your carrier and policy, so check with your agent before assuming a figure.

How much does a shingle roof cost in Florida?

Cost depends on square footage, roof pitch and complexity, how much decking needs replacing, and which system you choose. How long does installation take?

Do you offer financing?

Yes, financing is available on qualifying projects. Ask when we come out and we'll explain what's available for your situation.

Is shingle allowed in my HOA?

Usually, though many Florida communities restrict color and profile, and some tile communities prohibit shingle entirely. We handle HOA submittals regularly — color boards, product data sheets, and architectural review paperwork.
