Most contractors show you one — the one that pays them fastest. Here are all four, in the order we'd actually suggest looking at them.

Find out if you need the whole thing

The cheapest roof is the one you didn't buy yet. Plenty of roofs we inspect need a repair rather than a replacement, and on tile a lift and relay runs roughly 60–70% of a full replacement. Start here, because it changes every other number.

Check what the state will contribute

Claim the insurance credits you're already owed

Florida law requires insurers to apply wind mitigation credits for documented features. Most homeowners are paying for things nobody ever recorded. A wind mitigation inspection isn't a discount on the roof — it's an ongoing reduction on a bill you pay every year.

Then finance the balance if you need to

Once the number is as small as it's honestly going to get, financing through a third-party lender spreads what's left. That order matters — financing a bigger job than you needed is the expensive way round.

What "Roof Financing"
Actually Is

It's a consumer loan. Not a payment plan with us, not credit we extend, and not something we have any control over.

You apply to a third-party lender, they run a credit check, and if approved they pay us for the work while you repay them over an agreed term. We work with Service Financing — but the relationship on the money side is entirely between you and them.

What that means practically: we can't approve you, we can't change your rate, and we don't see your credit file. If your application is declined, that's the lender's decision and there's nothing we can override.

It also means the terms you're offered are the lender's terms, and they should come to you in writing from the lender, not summarised verbally by a roofer standing in your kitchen.

Applying Doesn't Commit You to Anything

You can apply before you've decided to go ahead, find out what you'd actually qualify for, and then make the decision with a real number in front of you rather than a hypothetical one.

The Thing Nobody Tells You

Don't Buy a Roof
on the Monthly Payment

This is the single most useful thing on this page, and it will cost us work to say it.

A contractor who leads with "it's only $X a month" is moving your attention off the total price. Stretch any number over a long enough term and the monthly figure looks reasonable — including a number that was too high to begin with.

Compare the total, then finance it

Get every quote as a total price with line items. Compare those. Then decide how to pay for the one you choose. Comparing monthly payments across two quotes tells you almost nothing, because you're comparing loan terms rather than roofs.

A long term costs more, even at a good rate

The longer you spread it, the lower the payment and the more you pay overall. That's not a criticism of financing — it's just the arithmetic, and it should be a decision you make deliberately rather than one made for you by whoever quoted the lowest monthly figure.

Watch for deferred-interest structures

Some promotional offers charge no interest if the balance is cleared within a set window — and then apply interest retroactively from day one if it isn't. That can be a genuinely good deal or an expensive surprise. Read what happens at the end of the promotional period before you sign.

We'd rather you financed a fairly priced roof than took a cheap-sounding payment on an overpriced one.

Four Questions About
Any Financing Offer

Ask these of us and of anyone else. A lender's answers should be in writing, from the lender.

Question 01

What's the APR?

Not the monthly payment — the annual percentage rate. It's the only figure that lets you compare two offers meaningfully, and it must be disclosed. If someone deflects to the payment amount, ask again.

Question 02

What's the total I'll repay?

Payment multiplied by number of payments, plus any fees. That number tells you what the financing actually costs you, and it should be on the paperwork.

Question 03

What happens after any promotional period?

If there's a zero-interest or reduced-rate window, what's the rate afterwards — and is interest applied retroactively if the balance isn't cleared in time?

Question 04

Is there a penalty for paying early?

If you come into money in year two, can you clear it without a charge? Most consumer loans allow it, but confirm rather than assume.

If a contractor can't answer these, that's fine — they're the lender's answers, not the roofer's. But they should be able to put you in touch with someone who can, in writing, before you commit to anything.

A state program that has provided matching funds toward qualifying hurricane mitigation work, including roofing with secondary water resistance. It's state money, and it goes unclaimed constantly because homeowners don't know it exists.

Wind mitigation credits

Florida law requires residential insurers to apply credits for documented wind-resistant features — roof shape, deck attachment, roof-to-wall connections, secondary water resistance, opening protection.

Most homeowners are paying for features nobody has ever recorded. This isn't a one-off discount; it's a reduction on a bill you pay every single year, and it applies whether or not you ever hire us.

Why We Won't Waive Your Deductible

If a contractor has offered to pay, waive, rebate or absorb your insurance deductible — or to "build it into the price" so you don't feel it — walk away.

Florida law prohibits it. A contractor who offers it is either unaware of the law or comfortable breaking it, and neither is who you want on your roof. It also exposes you, because the paperwork ends up misrepresenting what was actually paid.

We won't do it, and we'll tell you plainly why. That costs us jobs against contractors who will. We'd rather lose those.

And While We're Being Blunt

We're roofing contractors, not public adjusters. Handling an insurance claim on your behalf is a separately licensed profession in Florida — we don't do it, we don't advise on it, and we'd be cautious of any roofer who offers to.

What we provide is thorough, dated documentation of what we found. That file is yours — take it to your agent, your adjuster, or a licensed public adjuster if you choose to engage one.

Financing FAQs

Do you offer financing?

Financing is available to approved applicants through a third-party lender. It's a consumer loan rather than a payment plan with us — the lender runs the credit check, sets the terms, pays us for the work, and you repay them. We don't approve applications, set rates, or see your credit file.

Will applying affect my credit?

That depends on the lender and the type of check they run. Some do a soft check for pre-qualification and a hard check only at full application; others don't. Ask the lender directly before you apply — it's their process and they're the only ones who can answer accurately.

What if I'm declined?

That's the lender's decision and we can't override it. It's also worth knowing before you plan around a replacement — it may mean a repair is the sensible call this year instead. Plenty of roofs can be repaired rather than replaced, and we'll tell you honestly which yours is.

Do you require a deposit?

Deposit terms are set out in your written contract before any work starts, and nothing is due before you've signed and understood it. As a general principle for any contractor: be very cautious about paying most of the money up front, particularly to someone who arrived unsolicited. A legitimate contractor doesn't need the bulk of it before materials are on site.

Is there a discount if I pay cash?

Ask us at the estimate. What we won't do is quote an inflated price and then present a "discount" to bring it back to normal — the price on your estimate is the price. If we can do better on a straightforward job with a straightforward payment, we'll say so directly.

Can you help me pay my insurance deductible?

No, and neither should anyone else. Florida law prohibits a contractor from paying, waiving, rebating or absorbing a property insurance deductible — including by inflating the price to disguise it. Any contractor offering to is either unaware of the law or willing to break it. It exposes you as well as them.

Is there really no cost for the inspection?

None, and no obligation attached. You keep the photo report whether or not you hire us — including to take for a second opinion. We've completed plenty of inspections that ended with no work at all, and those homeowners tend to call us when they eventually do need something.

What's the cheapest way to deal with a failing roof?

Find out what you actually need first. A lot of roofs need a repair rather than a replacement, and on tile a lift and relay runs roughly 60–70% of a full replacement while resetting the waterproofing clock.
