What Nobody Else Quotes

We Roof the Barn
as Well as the House

Wellington is the only place in Palm Beach County where a roofing quote might cover a five-bedroom house, a twelve-stall barn, a hay store and a run-in shed on the same property.

Most roofing companies will quote the house and go quiet on everything else — because agricultural structures are a different job. Open purlins with no deck. Long spans. Ventilation that has to work. And a building you can't simply close for a week.

We do both, and we quote them together. Our general contractor licence covers the structural work that barn roofs frequently need — purlin repairs, framing, and the sort of thing a roofing-only contractor has to subcontract or decline.

If you've been getting quotes for the house and separate quotes for the barns from someone else entirely, there's a simpler way to run it.

PBR Panel Is Usually the Right Answer

On a barn, an arena cover, or a run-in shed, PBR metal panel spans directly between purlins with no plywood deck underneath. It's the least expensive permanent metal roof available, it goes on fast, and it's exactly what these structures were designed for.

36 inches of coverage per panel means fewer laps and less labour on a large span. On a long barn roof that difference is substantial. More on PBR →

The Technical Problem

Ammonia Eats
Barn Roofs From Below

This is the part that surprises people. A barn roof doesn't fail from weather the way a house roof does — it fails from the inside.

Stall waste produces ammonia. In a building with limited air movement, that ammonia concentrates at the roof line and corrodes metal fasteners and panel coatings from underneath. On a poorly ventilated barn it's a genuinely aggressive environment — considerably harder on metal than salt air.

Ventilation isn't optional here

Ridge venting and adequate air movement do more for a barn roof's lifespan than the panel specification does. A well-ventilated barn clears ammonia before it can concentrate. A closed-up one concentrates it right where your fasteners are.

Fastener selection matters more than usual

Standard screws in an ammonia environment corrode from the underside where you'll never see them until the panel starts weeping. We specify accordingly, and we'll explain what we're specifying and why.

We check the underside

On a barn inspection we look up from inside as well as walking the roof. Corrosion shows there first — usually years before anything is visible from above.

If your barn roof is twenty years old and nobody has ever looked at it from underneath, that's the inspection worth booking.

Timing

We Work Around
Your Season

Wellington's equestrian season runs roughly January through April. During it, you cannot have crews, noise, and debris around horses — and no reasonable contractor should ask you to.

Which means the window for barn and property work is the rest of the year, and the sensible time to plan it is now rather than in December when everyone else has worked that out too.

For house roofs the constraint is looser, but it still exists. If you have horses on the property, or you're hosting during season, the scheduling conversation should happen before anyone talks about materials.

We'd rather book you for June than start something in February that has to stop halfway. Tell us your calendar and we'll work to it.

Off-Season Is the Right Time for Everything

Not just barns. Off-season is when to do the house roof, the guest cottage, the equipment building, and the gutters — all at once, with one mobilisation and one set of disruption.

Doing them separately over three years costs more and disrupts you three times. If you've got several structures on the property, we'll survey all of them and price them as one project or as a phased plan — whichever suits your budget.

Local Knowledge

Two Wellingtons

The equestrian side and the residential side need genuinely different things — and plenty of properties sit in both.

South & the Preserve

Equestrian Wellington

Grand Prix Village, Palm Beach Point, Saddle Trail, the Equestrian Preserve. Multiple structures per property, agricultural buildings alongside residential, and scheduling that revolves entirely around the season.

Roofing here means barns and arena covers as much as houses — and a contractor who understands both, or you're managing two trades.

Most common job: PBR panel on agricultural structures, tile or metal on the residence.
North & Central

Residential Wellington

Olympia, Binks Forest, Black Diamond, Versailles, Isles at Wellington. Governed communities with architectural review, largely built from the late eighties through the 2000s.

Standard residential roofing, but with the HOA submittal frequently determining the timeline more than the work does.

Most common job: shingle or tile replacement, with the architectural package handled up front.

Questions

Wellington Roofing FAQs

Do you roof barns and stables, not just houses?

Yes, and it's a large part of what we do in Wellington. Barns, stables, hay stores, run-in sheds, arena covers and equipment buildings. These are a different job from a house roof — open purlins with no deck, long spans, and ventilation that has to work. Our general contractor licence covers the purlin and framing repairs these buildings frequently need, so nothing stalls waiting on another trade.

What roof is best for a barn?

Usually PBR metal panel. It spans directly between purlins with no plywood deck underneath, covers 36 inches per panel so there are fewer laps on a long run, and it's the least expensive permanent metal roof available. It's what these structures were designed for. On a highly visible barn near the residence, standing seam is worth considering instead.

Why do barn roofs fail faster than house roofs?

Ammonia. Stall waste produces it, and in a building with limited air movement it concentrates at the roof line and corrodes fasteners and panel coatings from underneath. It's a more aggressive environment for metal than salt air. Ventilation matters more than panel specification on a barn — and we inspect from inside as well as from above, because corrosion shows there first.

Can you work around the equestrian season?

Yes, and we'd expect to. Season runs roughly January through April, and you can't have crews, noise and debris around horses during it. That makes the rest of the year the working window — and the sensible time to plan is well before December. Tell us your calendar at the estimate and we'll build the schedule around it.

Can you quote the house and the outbuildings together?

That's how we'd prefer to do it. One survey covering every structure, photographed and priced — either as a single project or as a phased plan across a couple of years. Doing them separately means paying for mobilisation repeatedly and being disrupted three times instead of once.

Do I need a permit to replace my roof in Wellington?

Yes. The Village of Wellington runs its own building department, separate from unincorporated Palm Beach County, and agricultural structures can follow a different path from residential. We file the permits, schedule inspections, and confirm what applies to each building before quoting.

Will my HOA approve the roof I want?

Send us the guidelines and we'll tell you before you commit. Olympia, Binks Forest, Black Diamond, Versailles and Wellington's other governed communities each have their own architectural standards. We prepare the full submittal package — colour boards, product data sheets, and manufacturer documentation.

Are you licensed to work in Wellington?

Yes. We hold Florida State Certification as both a Roofing Contractor (CCC1332394) and a General Contractor (CGC1533052), which covers work statewide. Both are public record — verify them at the Florida DBPR in about thirty seconds. Worth checking any contractor you're considering, including us.
