So a Boca roof built in 1991 has tile that's perfectly sound and underlayment that expired somewhere around 2015. From the street it looks immaculate. Inside, a stain appears on a ceiling after heavy rain and nobody can work out why.

From the Intracoastal out to A1A, salt is the governing factor. Fasteners corrode faster, metal has to be aluminium rather than galvalume, and tile roofs that would give fifty years inland give measurably less.

West of I-95 and out toward the Turnpike, the picture changes. Newer construction, larger deed-restricted communities, more shingle alongside the tile, and no meaningful salt exposure.
This is the Boca of Boca West, Broken Sound, St. Andrews, Woodfield, Boca Pointe, The Polo Club, and Addison Reserve — communities with genuinely tight architectural control over roof colour and profile.
What that means for a quote: the HOA submittal is often the longest part of the job, and getting it wrong costs weeks.
