Vero Beach
Roof Repair & Replacement
Cross the bridge and the roofing problem changes entirely. Island properties need salt-specified metal and fasteners; the mainland needs something else. We quote for the side of the river you're actually on.
The Bridge Changes
Everything
Vero Beach is two roofing markets separated by about a mile of water, and a quote that doesn't account for which side you're on is a quote from someone who hasn't looked.
On the island, salt governs. Ocean on one side, lagoon on the other, and nothing more than a few blocks from either. Every metal component on a roof — fasteners, flashing, drip edge, valley metal — corrodes faster here than it does three miles west.
On the mainland, salt is a minor factor and the problems are the ordinary ones: roof age, attic ventilation, storm damage, and underlayment that has quietly run out beneath perfectly good tile.
Same city. Same building department. Genuinely different specifications, and a materially different price.
Recent work, Vero Beach
| The island | The mainland | |
|---|---|---|
| Governing factor | Salt air on every metal component | Roof age and attic ventilation |
| Fasteners | Stainless, no exceptions | Standard is generally fine |
| Metal roofing | Aluminium — galvalume corrodes here | Galvalume performs excellently |
| Common systems | Tile, standing seam metal, flat on condos | Shingle, tile in newer communities |
| Ownership | High share of seasonal and second homes | Mostly year-round residents |
| What fails first | Fasteners and flashing, before the covering | The covering, or the membrane beneath tile |
If a contractor quoting your island property doesn't mention alloy or fastener material, that's the question to ask before you go any further.
Island Roofs Fail
at the Fasteners
This is the thing worth understanding before you spend anything on an island property: salt doesn't damage your tile or your shingles. It attacks the metal holding them on.
You'll see it before you feel it
Rust streaks running down from screw heads, or from a valley, or from a vent collar. That's a fastener corroding — and the fastener is structural. By the time it's visible from the ground it has been happening for years.
Aluminium, not galvalume
Galvalume is excellent metal roofing material and it's the wrong choice within a mile of open salt water. Aluminium costs more and dents more easily. It also does not rust, at all — which on the island outweighs everything else on the spec sheet.
Stainless fasteners as standard
Not an upgrade, not a line item to negotiate away. Standard screws will streak a painted panel with rust long before the panel itself has any problem, and on a high-value property that's a visual failure years before it's a functional one.
Concealed beats exposed
Standing seam has no fasteners penetrating the water plane at all — nothing exposed for salt to work on. On an oceanfront or riverfront Vero property it's the strongest system available, and the price difference makes sense over forty years rather than twenty.
Not Here Year-Round?
A lot of island owners aren't. You'll get photographs of the whole roof, findings written plainly, and a quote you can act on from wherever you are — plus we'll coordinate with your property manager or caretaker directly.

Vero Took
Both of Them
September 2004 hit Indian River County about as hard as anywhere in Florida. Frances came through first. Jeanne followed three weeks later, along nearly the same track.
Vero Beach took severe damage — the barrier island in particular — and what followed was the largest concentrated re-roofing period this county has seen. Through 2004, 2005 and 2006, an enormous number of roofs went on, many of them within the same eighteen months.
Florida architectural shingle lasts 20 to 25 years. That cohort is arriving at end of life now.
So if your roof dates from the post-2004 rebuild and it's original since, it's worth an inspection this year rather than after the next storm. Finding out you have five good years left is a genuinely useful answer.
Two Things You Can Check This Week
Look at your downspout outlets after rain. A pile of granules means the shingles are shedding their protective surface — the clearest visible sign a shingle roof is near the end.
If you have tile, look for a ceiling stain rather than a broken tile. On a tile roof the covering usually looks perfect while the membrane underneath has failed. That's a lift and relay, not a replacement — and it costs roughly 60 to 70 percent as much.
Where You Are
Decides What You Need
The Barrier Island
Riomar, Central Beach, Windsor, John's Island, Orchid Island, Sea Oaks, The Moorings. High-value property, a lot of it architecturally particular, and much of it seasonally occupied.
Vero's low-rise, tree-shaded, deliberately understated character shows most here — which means owners who care what a roof looks like as much as how long it lasts.
The Mainland
Central Vero, the neighbourhoods around Miracle Mile and Route 60, and the newer growth out toward I-95 — Grand Harbor, Vero Lake Estates, Pointe West and beyond.
Mid-market, largely year-round, more shingle, and the ordinary Florida roofing problems: age, ventilation, storm damage, and tile underlayment quietly running out.

Metal Roofing
Aluminium on the island, galvalume inland. On a Vero beachside property that single decision is most of the job.
Metal Roofing →Tile Repair & Relay
Tile fine, membrane failed? A relay resets your existing tile over fresh underlayment at 60–70% of a replacement.
Tile Roofing →Shingle Replacement
The mainland standard. Six nails to code, peel-and-stick underlayment, and ventilation actually assessed.
Shingle Roofing →Roof Leak Repair
Finding where water enters, not where the stain shows. On an island roof it's frequently a fastener line.
Leak Repair →Free Roof Inspection
Photos of the whole roof, findings in writing. Sent to you wherever you are, and yours to keep.

Roofing FAQs
Does being on the island change what my roof needs?
Considerably. Salt doesn't attack tile or shingle directly — it attacks the metal holding everything together: fasteners, flashing, drip edge, valley metal. East of the lagoon we specify stainless fasteners and aluminium rather than galvalume on metal roofs as standard. If a contractor quoting your island property doesn't mention alloy or fastener material, that's the question to ask before going further.
What are the rust streaks running down my roof?
Corroding fasteners, almost always — and the fastener is structural. On an exposed-fastener metal roof near salt water this is the most common failure, and by the time it's visible from the ground it's been happening for years. Often it's a fastener replacement rather than a new roof, which is a fraction of the cost. Worth having looked at before it becomes the larger job.
My roof was replaced after the 2004 hurricanes. Is it due?
Probably close. Frances and Jeanne both came through Indian River County within three weeks of each other in September 2004, and Vero took severe damage — the island particularly. The re-roofing that followed ran through 2004 to 2006. Florida shingle lasts 20 to 25 years, so that cohort is reaching end of life now. Worth an inspection this year rather than after the next storm.
My tile roof looks perfect but the ceiling is stained. Why?
The underlayment. Tile is a shedding layer — water passes beneath it by design and the membrane underneath does the waterproofing. Concrete tile lasts fifty years; that membrane lasts twenty to twenty-five. The fix is usually a lift and relay: your existing tile removed and reset over fresh underlayment, at roughly 60 to 70 percent of a full replacement, with the house looking identical.
I'm only here part of the year. Can you handle it remotely?
Yes, and a good deal of our island work is exactly that. Photographs of the whole roof, findings written plainly, and a line-item quote you can act on from wherever you are. We'll coordinate with your property manager or caretaker directly. The sensible time for an inspection is before you close the house up for the season, not when someone calls in August about a stain.
Do I need a permit to replace my roof in Vero Beach?
Yes. The City of Vero Beach operates its own building department, separate from unincorporated Indian River County — and a great deal of what people call Vero Beach is actually the county. Which applies depends on your exact address. We file the permit, schedule inspections, and confirm the jurisdiction before quoting.
How quickly can you get to Vero?
Vero is the northern edge of where we work and our yard is in Stuart, so we'll always give you a realistic window rather than an optimistic one. For inspections and scheduled work that's rarely an issue. For an active emergency with water coming in, tell us — and if we can't get there fast enough to help, we'll say so rather than have you waiting.
Are you licensed to work in Indian River County?
Yes. We hold Florida State Certification as both a Roofing Contractor (CCC1332394) and a General Contractor (CGC1533052), which covers work statewide. Both are public record — verify them at the Florida DBPR in about thirty seconds. Worth checking any contractor you're considering, including us.
