Villa 900 is the low barrel — a gentler, shallower roll that reads Mediterranean without shouting about it. Italy and Southern France rather than Spanish mission.

Where Barcelona's high barrel makes a strong, historic statement, Villa sits back. The shadow is softer, the rhythm is finer, and the roof doesn't dominate the house.

That restraint is why it's the most versatile tile we install. A high barrel demands a Spanish Colonial house to look right. Villa works on Mediterranean, coastal, transitional, and plenty of homes that don't fit any category — which is most of Florida.

Two Things Homeowners Miss

The Tile Isn't
Your Waterproofing

Barrel tile is designed to let water pass beneath it and drain out. The membrane underneath does all the actual waterproofing.

This is why Florida tile roofs so often need work while the tile still looks perfect — the tile outlives the underlayment, sometimes by decades. When that happens a lift and relay is usually right: we remove the tile carefully, install new underlayment and secondary water resistance, and reset your original tile.

The second thing: weight. Concrete tile is substantially heavier than shingle. Converting from shingle means your structure needs verifying — and because we hold a general contractor license alongside our roofing license, we handle framing work directly rather than stopping your job to find someone else.

How long does a Villa 900 tile roof last in Florida?

The tile itself routinely lasts 50 years or more and carries a non-prorated lifetime warranty. The underlayment beneath has a shorter service life — which is why many Florida tile roofs need a lift and relay while the tile is still in excellent condition.

What's the difference between Villa 900 and Barcelona 900?

Profile depth. Villa is a low barrel — a gentle roll with soft shadow, drawn from Italian and Southern French architecture. Barcelona is a high barrel — a deep curve with strong shadow, drawn from Spanish mission. Barcelona makes a statement and needs the right house to carry it. Villa is more versatile and works on a wider range of homes.

Which tile profile is best if I'm not sure?

Villa 900, usually. It's the profile least likely to fight your architecture — Mediterranean, coastal, and transitional homes all take it well. If your house has strong Spanish Colonial features go Barcelona; if it's genuinely contemporary go Saxony. Everything in between, Villa is the safe answer.

Is my house strong enough for concrete tile?

If your home already has tile, yes. Converting from shingle requires structural verification first — concrete tile is significantly heavier and older framing wasn't always designed for it. We assess this during the free inspection, and our general contractor license means we can handle any required structural work ourselves.

Can I get colors that aren't shown here?

Often, yes. Westlake Royal produces more Villa 900 colors than we display, and availability varies by plant and season. Tell us what you're looking for and we'll check current stock before you commit to anything.

Will my HOA approve Villa 900?

Usually. Low barrel is broadly accepted in Mediterranean and coastal communities, and it's often approvable where a full high barrel wouldn't be. Can broken tiles be replaced individually?

Yes, without disturbing the surrounding roof — one of tile's real advantages. Keep a few spares from your original installation; colors are produced in batches and an exact match years later isn't always possible.
