Delray Beach
Roof Repair & Replacement

1920s bungalows off Swinton, condos on the beach, and flat roofs the length of Atlantic Avenue. Delray isn't Boca and it isn't Boynton — and it shouldn't be quoted like either.

Local Knowledge

Three Delrays,
Three Different Roofs

Delray packs an unusual amount of variety into a small footprint. Within about two miles you move from hundred-year-old bungalows to beachfront condos to a commercial strip — and each needs something different.

Swinton & the side streets

The Bungalow Belt

Real pre-war housing — 1920s and 30s Florida bungalows, mission and frame vernacular, in some of the oldest residential fabric in Palm Beach County.

Small roofs, but complicated ones. Original board decking, framing that predates any modern span table, and lots of dormers, porches and transitions.

Needs: careful assessment before pricing, plus historic review in the designated districts.
East of Federal

Beach & Condo

Ocean Boulevard and the streets running down to it — condos, townhouses, and higher-value single-family on the barrier island side.

Salt exposure is the governing factor, and a large share of owners are seasonal rather than year-round.

Needs: stainless fasteners, aluminium on metal, and documentation for absent owners.
Atlantic Avenue

Downtown Commercial

A dense strip of low-rise restaurants, bars and retail, almost all of it flat-roofed and almost none of it able to close for a week.

Work here means phasing around trading hours, protecting outdoor seating, and keeping the sidewalk usable.

Needs: TPO, restoration coating, and a schedule built around the business.
The Specialty

Roofing a
1920s Bungalow

Delray has some of the oldest surviving residential building stock in the county, and several areas around Swinton Avenue are locally designated historic districts.

These are small roofs that take longer than large ones, and it's worth understanding why before you compare quotes.

The deck is different. Original tongue-and-groove board rather than plywood, sometimes spaced, and frequently in unknown condition until it's opened. Modern fastening patterns assume a modern deck.

The geometry is complicated. Bungalows have porches, dormers, low eaves and multiple roof planes meeting at awkward angles. Almost all the labour is in the details, not the field.

And what goes back on may be regulated. In a designated district, material, profile and colour can all form part of the review — which is a conversation to have before you choose anything.

Why a Small Roof Isn't Always a Small Quote

A 1,400 square foot bungalow with six roof planes, three dormers and a wraparound porch takes longer than a 2,800 square foot house with four straight runs.

Roofs fail at transitions, not in the open field — and a bungalow is mostly transitions. If a quote on one of these looks surprisingly low, ask how the valleys, the dormer flashings and the porch tie-ins are being handled.

We price these from the detailing, and we'll walk you through where the hours actually go.

If You're Not Here Year-Round

Handling a Roof
From Out of State

Delray has an unusually high share of seasonal owners and rental properties — which means a lot of roofs here need decisions made by someone who isn't in Florida.

That's a different service problem, and most contractors handle it badly. You should not have to fly down to approve a repair.

Everything documented, everything dated

Photographs of the whole roof, not just the problem. Findings written out plainly. Sent to you wherever you are, and yours to keep — including if you want a second opinion from someone else.

We'll coordinate with whoever is there

Property manager, tenant, neighbour, or a family member with a key. Tell us who to deal with and we'll deal with them, and keep you copied on everything.

Written quotes you can act on remotely

Line-item pricing with materials named by product and decking priced per sheet, so the number doesn't move once work starts. Nothing about a job should be a surprise from 1,200 miles away.

Worth an Inspection Before You Leave

If you're a seasonal owner, the sensible time for a roof inspection is before you close the house up — not when a neighbour calls in August about a stain on the ceiling.

It's free, it takes an hour, and you leave with a dated photo record of the roof's condition. Free roof inspection →

For Business Owners

Atlantic Avenue
Can't Close

Downtown Delray is a dense run of restaurants, bars and retail, nearly all of it flat-roofed. And nearly none of it can shut for a week while a roof gets replaced.

Which is why restoration is worth asking about first. If the existing membrane is sound and the insulation beneath is dry, a silicone coating goes over the top — seamless, no tear-off, no dumpster on Atlantic, and the business stays open throughout.

If moisture has reached the insulation, coating traps it and the roof fails faster than doing nothing. That's a moisture survey, not a judgement call, and we do it before recommending either.

Where full replacement is necessary, we phase it — sections at a time, early starts before service, outdoor seating protected, and the sidewalk kept usable throughout.

Ponding Is Usually the Real Problem

Water still sitting on a flat roof 48 hours after rain is ponding, and it's what actually kills these roofs — not the membrane. It degrades the surface, adds structural load, and voids most manufacturer warranties outright.

We look at where water goes before quoting what goes on top. A membrane installed over a drainage problem is an expensive way to buy the same problem again. TPO and flat roofing →

What We Do Here

Roofing Services in
Delray Beach

Bungalows, condos, and Atlantic Avenue commercial. Work we do across the city regularly.

Roof Replacement

Full tear-off to the deck. On an older property we open a section and look before pricing rather than guessing.

Replacement →

Roof Leak Repair

On a bungalow, leaks start at transitions — dormers, porch tie-ins, valleys. We find the entry point, not the stain.

Leak Repair →

Tile Repair & Relay

On Delray's tile homes the tile usually outlives the membrane beneath it. A relay costs far less than replacement.

Tile Roofing →

Flat & TPO Roofing

Atlantic Avenue commercial and low-slope residential. We fix drainage before we quote membrane.

Flat Roofing →

Silicone Restoration

Seamless coating over a sound existing roof. No tear-off, no dumpster, and the business stays open.

Metal Roofing

Aluminium east of Federal, not galvalume. On a beachside Delray property that decision is most of the job.

Salt exposure East of Federal Highway, salt drives the specification. We use stainless fasteners and aluminium rather than galvalume on metal roofs as standard on that side of town.

Roofing FAQs

My house is a 1920s bungalow. Is that a different job?

Considerably. Original tongue-and-groove board decking rather than plywood, framing that predates modern span tables, and geometry full of dormers, porches and transitions. Almost all the labour is in the details rather than the open field. We open a section and look before pricing rather than quoting a standard tear-off and finding surprises. Our general contractor licence covers the structural work these frequently need.

Why is the quote on my small roof not small?

Because roofs fail at transitions, not in the open field — and a bungalow is mostly transitions. A 1,400 square foot house with six roof planes, three dormers and a wraparound porch takes longer than a 2,800 square foot house with four straight runs. If a quote on one of these looks surprisingly low, ask specifically how the valleys, dormer flashings and porch tie-ins are being handled.

I'm not in Florida year-round. Can you handle everything remotely?

Yes, and a lot of our Delray work is exactly that. You get photographs of the whole roof, findings written plainly, and a line-item quote with materials named by product and decking priced per sheet — so the number doesn't move once work starts. We'll coordinate with your property manager, tenant or whoever holds a key, and keep you copied throughout. You shouldn't have to fly down to approve a repair.

When should a seasonal owner book an inspection?

Before you close the house up, not when a neighbour calls in August about a ceiling stain. It's free, takes about an hour, and you leave with a dated photographic record of the roof's condition — which is useful both if something happens while you're away and when you eventually sell.

Can you re-roof my Atlantic Avenue business without closing?

Often, yes. If the existing membrane is sound and the insulation beneath is dry, a silicone restoration coating goes over the top — seamless, no tear-off, no dumpster on Atlantic, and you stay open throughout. Where full replacement is necessary we phase it in sections, start early before service, protect outdoor seating and keep the sidewalk usable. We survey for moisture first, because coating over wet insulation makes things worse.

Does being east of Federal change what my roof needs?

Yes. Salt air doesn't attack tile or shingle directly — it attacks the metal that holds everything together: fasteners, flashing, drip edge, valley metal. We use stainless fasteners on that side of town as standard, and aluminium rather than galvalume on metal roofs. Any contractor who doesn't ask how close you are to the ocean hasn't thought about your house.

Do I need a permit to replace my roof in Delray Beach?

Yes. The City of Delray Beach operates its own building department, separate from unincorporated Palm Beach County. Properties in designated historic districts around Swinton Avenue can carry review requirements beyond a standard permit, and material and colour may form part of it — worth confirming at your address before choosing anything.

Are you licensed to work in Delray Beach?

Yes. We hold Florida State Certification as both a Roofing Contractor (CCC1332394) and a General Contractor (CGC1533052), which covers work statewide. Both are public record — verify them at the Florida DBPR in about thirty seconds. Worth checking any contractor you're considering, including us.
