Tile Sound, Membrane Gone
A 1991 barrel tile roof that looked immaculate from the street with a spreading stain on a bedroom ceiling. The tile was fine — the underlayment beneath it had expired years earlier. We lifted and stacked the existing tile, replaced the underlayment and secondary water resistance, repaired eleven sheets of decking, and reset the original tile. No colour matching, no HOA submittal, and roughly two-thirds the cost of a full replacement.

Aluminium, Not Galvalume
Waterfront property half a mile from the inlet, previous roof streaked with rust from failing fasteners. Specified in aluminium with stainless throughout — galvalume would have been the wrong metal here regardless of price.

Twenty-One Years, One Storm Left
Original roof from the post-2004 rebuild, granules piling at every downspout. Six nails to code, peel-and-stick underlayment, and the soffit vents opened up — the attic had been baking for two decades.

Third company out to this leak. The first two had replaced the skylight unit itself — twice. The flashing kit had been installed out of sequence, so water tracked underneath the covering every time it rained from the north. We stripped it back, reinstalled the flashing course by course in the manufacturer's order, and water-tested it before leaving. One visit, and the original skylight stayed.

Condominium roof quoted for full replacement by two contractors. Our moisture survey found the insulation dry throughout. Silicone restoration instead — a fraction of the cost, and nobody had to move out.

Barn roof corroding from the inside — ammonia at the roof line had eaten the fasteners long before anything showed from above. PBR panel over the existing purlins, ridge venting added, scheduled for June so nothing disrupted the season.

Gated community with tight colour and profile requirements. Full architectural package submitted before anything was ordered — colour boards, data sheets, manufacturer documentation. Approved first time, no delay.

Fascia replaced twice in six years by two different companies. The drip edge had been fitted in the wrong sequence, so every rainfall ran water down behind the gutter and onto the board. We corrected the roof edge first, then replaced the affected sections. The rest of the run was sound and we left it alone.

Non-renewal notice citing roof age, thirty days to respond. Full replacement with secondary water resistance, plus the wind mitigation report their carrier had never seen. Coverage held.
Wind mitigation →Drainage First, Membrane Second
Water still standing 48 hours after rain — the previous membrane had been laid straight over the same problem. We corrected the slope with tapered insulation before anything else went down.
TPO roofing →Same Evening
Limb through the roof at four in the afternoon, water into two bedrooms. Dried in before dark, permanent repair the following week — and a dated photo file the owner could take to their carrier.
Emergency repair →Done Once Instead of Twice
Owner had replaced shingle twice in thirty years and didn't want a third. 5V crimp in aluminium with stainless fasteners — the least expensive permanent metal roof, and near the inlet the alloy mattered more than the profile.

Why These and Not a Hundred Photos
Anyone can post a grid of finished roofs. It tells you nothing — you can't see the underlayment, the fastening, or whether the deck was repaired properly.
So each one here says what the problem actually was. Several of these were jobs where someone else had already tried and it came back. That's the part worth reading.
