What Roof Maintenance Actually Covers
Roof maintenance is a scheduled inspection and tune-up: we walk the roof, clear debris, reseal exposed penetrations and fasteners, check flashings and drainage, make minor repairs on the spot, and give you a dated photo report of everything we found and did.
It is not a sales visit dressed up as an inspection. Most maintenance visits end with sealant work and a clean report — not a pitch for a new roof. When we do find real damage, the report shows you exactly where it is and what your options are, priced separately so you can decide.
We maintain roofs we installed and roofs we didn't. Tile, metal, shingle, and flat — the checklist changes by system, the standard doesn't.

What's on the Checklist
Full Roof Walk
Every slope, valley, ridge, and penetration inspected on foot — not from the driveway with binoculars.
Debris & Drainage
Leaves, branches, and buildup cleared from valleys, crickets, gutters, scuppers, and drains so water leaves the roof the way it's supposed to.
Sealant & Penetrations
Pipe boots, vents, skylight perimeters, and exposed fasteners checked and resealed. This is where most Florida leaks start.
Flashing & Transitions
Wall flashings, chimney flashings, and roof-to-wall transitions inspected for lifting, corrosion, and failed laps.
Photo Report
Dated photos of the roof's condition, what we fixed, and anything to watch. Yours to keep — useful at inspection time and when you sell.
Minor Repairs Included
Small fixes — resealing, a slipped tile reset, a loose fastener — handled during the visit. Bigger repairs get a written price first, always your call.
What Maintenance Means for Your Roof Type

Honest Answer: Not Every Roof Needs a Maintenance Plan
A shingle roof installed in the last few years usually doesn't need us every twelve months — a check after a major storm and a visit every couple of years is enough. Where maintenance genuinely pays for itself is tile roofs, flat and commercial roofs, and any roof past the ten-year mark. That's where a $300 sealant visit routinely prevents a four-figure leak repair.
If your roof doesn't need a plan yet, we'll tell you that in the report and you'll know when to call us back. We'd rather earn the replacement in fifteen years than sell you visits you don't need now.
Small Fixes Now, or Big Ones Later
Almost every roof leak we repair started as something a maintenance visit would have caught: a cracked pipe boot, a lifted flashing lap, a clogged valley holding water. By the time the stain shows up on the ceiling, the water has usually been in the deck for months.
The documentation matters too. Many flat-roof and commercial manufacturer warranties require proof of regular maintenance to stay valid. And a dated maintenance file is useful to have on hand for roof inspections, real estate transactions, and wind mitigation reports.

Walk & Document
Full roof walk with photos of every condition we find, good or bad, before we touch anything.
Tune-Up on the Spot
Debris cleared, sealants refreshed, minor items fixed during the same visit — included in the maintenance price.
Written Report
You get the dated photo report: what we found, what we did, and anything worth watching. If a larger repair is needed, it comes as a separate written price. No pressure, no surprise add-ons.
Stay on Schedule
Want it handled automatically? We'll put you on an annual or semi-annual schedule and call you before each visit.

Roof Maintenance FAQ
How often should a roof be maintained in Florida?
Once a year for most tile, metal, and shingle roofs, plus a check after any major storm. Flat and low-slope roofs should be looked at twice a year — before and after hurricane season — and most flat-roof warranties require documented maintenance to stay valid.
Do you maintain roofs you didn't install?
Yes. Most of the roofs on our maintenance schedule were installed by someone else. We inspect it, document its actual condition, and maintain it from there.
What does a maintenance visit cost?
It depends on roof size, type, and pitch, so we price it per roof rather than quoting a number that won't hold. Request a quote and you'll get a fixed price for the visit — and if you go on a recurring schedule, the price is set in advance, not adjusted when we show up.
Is this the same as a roof inspection?

Will maintenance void my roof warranty?
No — the opposite is more common. Maintenance by a licensed roofing contractor doesn't void manufacturer warranties, and on many flat and commercial systems, documented maintenance is a warranty requirement. We keep the records so you have them if you ever need to make a warranty claim with the manufacturer.
What if you find serious damage?
It goes in the photo report with a separate written price for the repair. We don't fold surprise repairs into the maintenance bill, and we don't start extra work without your approval.
