Tile Roofing in Port St. Lucie

Port St. Lucie is a shingle city — which is exactly the problem when you own a tile roof here. Crews built for shingle volume walk tile wrong, break what they walk on, and quote what they don't understand. We're the tile roofer in the shingle town.

In a City of Shingle Roofs, Tile Owners Deserve a Tile Roofer

Drive most Port St. Lucie streets and you'll see shingle to the horizon — the city grew up fast in the 2000s, and shingle is what it grew up in. But in the club and gated communities, concrete tile crowns some of the city's best homes, and those owners face a quiet problem: a market full of contractors tooled for shingle speed. Tile punishes that. It cracks under careless boots, its leaks start under the tile rather than at it, and a shingle-minded quote misses both. Tile is its own trade — and it's one we've practiced across the Treasure Coast for 10+ years.

The Signature Story

What Happens When a Shingle Town Meets a Tile Roof

Two realities every PSL tile owner should know before anyone climbs a ladder.

Reality One · The Wrong Crew Costs You Twice

Tile Breaks Under Shingle Habits

Shingle crews move fast because shingle forgives fast movement. Tile doesn't. Weight belongs on the headlap and the lower third of each tile — never mid-span — and a crew that doesn't know that leaves a trail of hairline cracks you won't find until the next heavy rain. Some of the tile "repairs" we're called to in PSL are really repairs of the last visit: crushed field tile, smeared mastic where a flashing rebuild belonged, mismatched tile shoved into a visible slope. The cheapest bid on a tile roof is often the one that's never actually worked on one.

Reality Two · The Boom Built Your Tile Too

Same 2000s Wave, Same Underlayment Clock

The club-community tile of PGA Village, Tesoro, and the gated sections of St. Lucie West and Tradition went on during the same building boom as the city's shingle — which means its felt underlayment is hitting the 20–25 year retirement window on the same schedule. The tile above it is usually still strong. When that's your roof, the honest answer is a lift & re-lay — your tile lifted, modern underlayment installed beneath, your tile returned with a written breakage allowance — not a full replacement you didn't need, and not a patch on felt that's finished.

The Tile-Trade Difference

How a Tile Crew Actually Works Your Roof

Walked Right, Diagnosed Under the Tile

Foam pads and walk boards where tile is fragile, weight placed on the headlap, and — the part that matters most — tiles lifted at the trouble area so the diagnosis happens where tile leaks actually live: on the underlayment and the metal beneath. You get photos of what we find, not a guess from the driveway. That's also why our repairs stay repaired: we fix the layer that failed, not the tile that revealed it.

What We Tell Port St. Lucie Tile Owners

If a cracked tile is all that's wrong, a cracked tile is all we'll quote.

Being the tile specialist in a shingle market cuts both ways: we won't let a shingle-style patch job loose on your tile roof, and we won't inflate a simple tile swap into a project either. One broken tile is one broken tile. A corroded valley is a valley. Felt that's finished across the roof is a re-lay conversation — and we'll show you which one yours is with photos from under your own tile before you decide anything.

Whatever the scope, the mechanics never change: your quote is itemized and fixed, any sheathing allowance is in the contract in writing, and the payment schedule is tied to milestones you can see with your own eyes.

Port St. Lucie Tile FAQ

Tile Questions We Hear in PSL

How much does tile roof repair cost in Port St. Lucie?

Most single-area repairs — a run of broken tile, one failed valley, flashing at a wall — land in the $600–$3,000 range depending on access, matching, and metal work. Roof-wide underlayment failure moves the conversation to a lift & re-lay ($28K–$50K typical). Every quote is free, written, itemized, and fixed.

Another contractor walked my tile roof and now I have more leaks. Coincidence?

Possibly not. Tile cracks under mid-span foot traffic, and the hairline fractures may not leak until the next hard rain — weeks after the visit. We inspect with walk boards and proper weight placement, and part of what we look for is exactly this: fresh breakage patterns along a walking path. If that's what happened, the photos will show it.

My tile community roof is 20+ years old. Do I need a full replacement?

Often not. Boom-era concrete tile is usually still strong at 20+ — it's the felt beneath that's retiring. If your tile passes inspection, a lift & re-lay replaces the failed underlayment while your tile goes back on, for meaningfully less than a full system. If it doesn't pass, we'll show you why in photos and quote full tile honestly.

Can you match my tile if some are broken?

Usually — most PSL tile profiles are 90s–2000s concrete still in production or available through distributors and salvage. Where a profile has been discontinued, we present the closest matches honestly or harvest tile from an inconspicuous slope for the visible repair, rather than patching a front-facing slope with obviously wrong tile.

Can I upgrade my shingle roof to tile?

Sometimes — tile is heavier than shingle, so it depends on what your structure can carry, verified by engineering, and what your HOA allows. When it works, it's a once-in-a-generation upgrade to the longest-lived system in Florida. We confirm structure and community rules before you commit to anything.

Do you handle HOA approval in the gated communities?

Yes — profile and color documentation, scope, license, and insurance, prepared before your board asks. For repairs with matching tile, approval usually isn't needed; for re-lays and replacements it typically is, and we run that process so it never stalls the roof.
