The shingle isn't the variable. Every architectural shingle from a major manufacturer is a good product, and they're more similar to each other than the marketing suggests.
What varies is everything underneath and around it — the nailing pattern, the underlayment specification, how the valleys and penetrations are detailed, and whether your attic can breathe.
Which is why the cheapest quote and the most expensive quote are often for genuinely different roofs, and why comparing them on shingle brand tells you almost nothing.

The Three Things
That Actually Matter
Ask any contractor quoting your roof about these three. The answers will separate them faster than anything else you could ask.
The nailing pattern
Florida requires six nails per shingle in most applications, placed in the manufacturer's designated nailing zone. Four nails is faster and saves material. It's also the single most common corner-cut in the trade — and it becomes completely invisible the moment the next course goes down. A four-nail roof looks identical to a six-nail roof until the first serious wind event.
The underlayment
Shingles shed water; they don't waterproof. The membrane beneath does that job, and there's a wide gap between #30 felt and a self-adhered peel-and-stick system. We install self-adhered as standard — bonded to the deck, self-sealing around every fastener, and still there if wind lifts your shingles in a storm.
Attic ventilation
The one nobody mentions. A shingle roof over an unventilated attic in Florida cooks from underneath — asphalt dries out, granules release early, and the roof ages years faster than it should. Ventilation needs balanced intake at the soffit and exhaust at the ridge. Most quotes don't address it at all, and some manufacturers' warranties are void without it.
Your Attic Has to Breathe
Put your hand on an interior ceiling on an August afternoon. If it's warm, your attic is running hot — and your shingles are running hotter.
Attic temperatures in Florida can exceed 150°F. Asphalt at that temperature loses its volatile oils, becomes brittle, and starts shedding granules well before it should. A roof rated for twenty-five years can be finished in fifteen.
Proper ventilation needs two things working together: intake at the soffits to draw cool air in low, and exhaust at the ridge to let hot air out high. Miss either and the system doesn't work — which is why adding a ridge vent to a house with blocked soffits achieves almost nothing.
We assess ventilation on every shingle quote and tell you what your attic actually needs. Sometimes that's nothing. Sometimes it's the most valuable line on the estimate.

Worth Checking Yourself
Go outside and look up at your soffits. If they're solid with no vents, or the vents are painted over, blocked with insulation, or covered by a screen enclosure — your attic can't draw air in. Any exhaust vent up top is then pulling from wherever it can, which is usually your air-conditioned living space.

Florida's wind requirements have pushed 3-tab out of most residential applications, and several manufacturers have scaled back or discontinued their 3-tab lines entirely. If someone quotes you 3-tab to hit a price, ask what wind rating the assembly carries in your county — the answer usually ends the conversation.

Inspection, measurement and ventilation assessment
We measure the roof, check the attic where there's access, and assess intake and exhaust. You get photos of what we find — including anything that's fine.
Shingle and colour selection
Physical samples brought to your home, plus manufacturer visualisers so you can see colours on a photo of your own house. We handle HOA architectural submittals where required.
Permits and site protection
County permitting filed. Landscaping, pool cages, and AC units protected before anything comes off.
Tear-off and deck inspection
Down to bare decking — never layered over old shingles. Every sheet checked, damaged plywood replaced at the price quoted up front, deck re-nailed to current Florida code.
Underlayment, drip edge and starter
Self-adhered membrane bonded down, secondary water resistance at the seams, metal drip edge in the correct sequence, and starter strip at eaves and rakes.

Why Our Quote Might Be Higher
If you've collected three shingle quotes and ours sits above the cheapest, here's where the difference usually is — and you should verify it rather than take our word for it.
Ask each contractor these four questions in writing: How many nails per shingle? Which underlayment, by product name? Is secondary water resistance included as a line item? And what's your per-sheet price for replacement decking?
A contractor quoting four nails and #30 felt will always be cheaper than one quoting six nails and peel-and-stick. That's not competitive pricing — it's a different roof. Whether the difference is worth it to you is a fair question, and we'd rather you decide it with the facts than assume everyone's quoting the same thing.
Warranty
Shingle carries two warranties: the manufacturer's material warranty, which runs up to [WARR-MAT] years depending on the system and whether it qualifies for enhanced coverage, and our own written workmanship warranty.
Enhanced manufacturer warranties usually require the full system — matching starter, ridge cap, underlayment, and ventilation from the same manufacturer. Partial systems get partial coverage. We'll tell you exactly what your specification qualifies for before you sign.

How long does a shingle roof last in Florida?
A properly installed architectural shingle roof gives 20 to 25 years here — less than the same roof would give further north, because our UV exposure and heat cycling are harder on asphalt. Coastal homes with salt exposure sit at the lower end. Poor attic ventilation can cut years off that figure regardless of which shingle you bought.
How much does a shingle roof cost in Florida?
It depends on square footage, roof pitch and complexity, how much decking needs replacing, and the specification. Shingle is the best value per square foot of any Florida roofing system — well below tile or metal. We'll inspect and give you line-item pricing in writing. How long does installation take?
Most single-family shingle roofs are completed in two to four days depending on size, complexity, and weather. Tear-off day is the loud one. We magnet-sweep the driveway and street edge every evening rather than only at the end.
Can you install over my existing shingles?
We don't. It's sometimes permitted, and it's cheaper — but it hides the deck condition entirely, prevents proper underlayment, adds weight, and traps heat that shortens the life of the new layer. You also can't get a wind mitigation credit for something nobody has inspected. Full tear-off, every time.
Why does the nailing pattern matter so much?
Because it's what holds the roof on. Florida requires six nails per shingle in most applications, placed in the manufacturer's designated zone — a narrow band where the shingle is reinforced. Four nails, or six nails placed too high, and the shingle relies on adhesive alone in a wind event. It's invisible once the next course is laid, which is exactly why it gets skipped.
Do I need attic ventilation work with a new roof?
Possibly, and it's worth finding out. Florida attics can exceed 150°F, and that heat ages asphalt from beneath — a 25-year shingle can be finished in 15. Ventilation needs balanced intake at the soffits and exhaust at the ridge; adding a ridge vent to a house with blocked soffits achieves very little. Some manufacturer warranties are void without adequate ventilation. We assess it on every quote.
Will a new shingle roof lower my insurance premium?
Often. A roof meeting current code — with secondary water resistance, proper deck attachment, and correct fastening — typically earns credits on a wind mitigation inspection. We provide the documentation your inspector and carrier will ask for. The actual saving depends on your carrier and policy, so ask your agent once you have the paperwork.
