Distance from salt water Within about a mile of open salt water, alloy and fastener selection drive everything. Stainless rather than standard fasteners; aluminium rather than galvalume on metal roofs. Salt doesn't attack tile or shingle — it attacks the metal holding them on.
Which building department Stuart, Port St. Lucie, Fort Pierce, Vero Beach, Jupiter, Palm Beach Gardens, West Palm Beach, Wellington, Royal Palm Beach, Boynton, Delray and Boca all run their own. Requirements and timelines differ, and plenty of properties with a city mailing address sit in the county instead.
When the neighbourhood was built Roofs go on in cohorts. Martin County re-roofed en masse after the 2004 storms. Boca's tile belt went up in the eighties. Abacoa started in 1999. If your neighbours are re-roofing, that's not a trend — it's arithmetic.
Whether an association is involved In much of Palm Beach County the architectural submittal determines your timeline more than the work does — and in some communities the association owns the roof outright rather than the homeowner.

Not within our core territory — Martin, St. Lucie, Indian River, Palm Beach and Broward. Inspections and estimates are free throughout. For projects well outside that, we'll discuss it openly at the estimate rather than folding it into a price you can't see.

How quickly can you get to me?

Same day on most calls across Martin, St. Lucie and Palm Beach counties. Vero Beach and Broward are the outer edges and we'll give you a realistic window rather than an optimistic one. Response times stretch during and after a major storm because everyone calls at once — we'll always tell you honestly rather than promise something we can't hold to.

Yes. Broward County falls within the HVHZ, which carries stricter product approval and installation requirements than Palm Beach County immediately north. It matters practically, because an approval valid one side of the county line isn't automatically valid on the other. We confirm what applies at your specific address before quoting.

Are you licensed everywhere you work?

Yes. We hold Florida State Certification as both a Roofing Contractor (CCC1332394) and a General Contractor (CGC1533052). State certification covers work anywhere in Florida, rather than a county-by-county registration. Both are public record — verify them at the Florida DBPR in about thirty seconds, and we'd encourage you to check any contractor you're considering.

Do you take commercial and HOA work outside your core area?

Regularly. Multi-building properties, condominium associations and commercial projects justify the travel in a way a single residential repair doesn't.
