Vero Beach is two roofing markets separated by about a mile of water, and a quote that doesn't account for which side you're on is a quote from someone who hasn't looked.

On the island, salt governs. Ocean on one side, lagoon on the other, and nothing more than a few blocks from either. Every metal component on a roof — fasteners, flashing, drip edge, valley metal — corrodes faster here than it does three miles west.

On the mainland, salt is a minor factor and the problems are the ordinary ones: roof age, attic ventilation, storm damage, and underlayment that has quietly run out beneath perfectly good tile.

Same city. Same building department. Genuinely different specifications, and a materially different price.

This is the thing worth understanding before you spend anything on an island property: salt doesn't damage your tile or your shingles. It attacks the metal holding them on.

You'll see it before you feel it

Rust streaks running down from screw heads, or from a valley, or from a vent collar. That's a fastener corroding — and the fastener is structural. By the time it's visible from the ground it has been happening for years.

Aluminium, not galvalume

Galvalume is excellent metal roofing material and it's the wrong choice within a mile of open salt water. Aluminium costs more and dents more easily. It also does not rust, at all — which on the island outweighs everything else on the spec sheet.

Stainless fasteners as standard

Not an upgrade, not a line item to negotiate away. Standard screws will streak a painted panel with rust long before the panel itself has any problem, and on a high-value property that's a visual failure years before it's a functional one.

Concealed beats exposed

Standing seam has no fasteners penetrating the water plane at all — nothing exposed for salt to work on. On an oceanfront or riverfront Vero property it's the strongest system available, and the price difference makes sense over forty years rather than twenty.

If Your Roof Went On After 2004

September 2004 hit Indian River County about as hard as anywhere in Florida. Frances came through first. Jeanne followed three weeks later, along nearly the same track.

Vero Beach took severe damage — the barrier island in particular — and what followed was the largest concentrated re-roofing period this county has seen. Through 2004, 2005 and 2006, an enormous number of roofs went on, many of them within the same eighteen months.

Florida architectural shingle lasts 20 to 25 years. That cohort is arriving at end of life now.

So if your roof dates from the post-2004 rebuild and it's original since, it's worth an inspection this year rather than after the next storm. Finding out you have five good years left is a genuinely useful answer.

Two Things You Can Check This Week

Look at your downspout outlets after rain. A pile of granules means the shingles are shedding their protective surface — the clearest visible sign a shingle roof is near the end.

If you have tile, look for a ceiling stain rather than a broken tile. On a tile roof the covering usually looks perfect while the membrane underneath has failed. That's a lift and relay, not a replacement — and it costs roughly 60 to 70 percent as much.

What are the rust streaks running down my roof?

Corroding fasteners, almost always — and the fastener is structural. On an exposed-fastener metal roof near salt water this is the most common failure, and by the time it's visible from the ground it's been happening for years. Often it's a fastener replacement rather than a new roof, which is a fraction of the cost. Worth having looked at before it becomes the larger job.

My roof was replaced after the 2004 hurricanes. Is it due?

Probably close. Frances and Jeanne both came through Indian River County within three weeks of each other in September 2004, and Vero took severe damage — the island particularly. The re-roofing that followed ran through 2004 to 2006. Florida shingle lasts 20 to 25 years, so that cohort is reaching end of life now. Worth an inspection this year rather than after the next storm.

My tile roof looks perfect but the ceiling is stained. Why?

The underlayment. Tile is a shedding layer — water passes beneath it by design and the membrane underneath does the waterproofing. Concrete tile lasts fifty years; that membrane lasts twenty to twenty-five. The fix is usually a lift and relay: your existing tile removed and reset over fresh underlayment, at roughly 60 to 70 percent of a full replacement, with the house looking identical.
