Where you do own it, the submittal sets the pace

I-95 splits this city into two genuinely different roofing markets. Which side you're on tells you a great deal before anyone gets on a ladder.

East of I-95

The Older City

Boynton's original neighbourhoods — largely 1950s through 1970s single-family, closer to the Intracoastal, mostly shingle, and largely without HOA governance.

These roofs are on their third or fourth covering. Attic ventilation was frequently underbuilt when the houses went up, which is why so many of them age early. Closer to the water, salt starts working on the metal components too.

Most common job: shingle replacement with a ventilation assessment, and stainless fasteners near the Intracoastal.
West of I-95

The 55+ Belt

Valencia, Coral Lakes, Venetian Isles, Indian Spring, Hunters Run and the rest — master-planned from the 1980s onward, tile-heavy, and governed almost without exception.

Concrete tile lasts fifty years. The membrane beneath lasts twenty to twenty-five. On a 1990s community that membrane expired years ago while the tile still looks immaculate.

Most common job: tile lift and relay — and confirming whether the association owns the roof first.
The Money-Saving Answer

Your Tile Is Fine.
The Layer Under It Isn't.

This is the single most useful thing a Boynton tile owner can know, and it's the job most contractors won't volunteer.

Tile is a shedding layer — water is designed to pass beneath it and drain away. The waterproofing is done by the membrane underneath.

Concrete tile lasts fifty years or more. That membrane lasts twenty to twenty-five. So on a house built in 1995, the tile is perfect and the layer doing the actual work expired around 2018.

A lift and relay removes your existing tile carefully, replaces the underlayment and secondary water resistance, and resets the same tile back down.

Fresh twenty-five year waterproofing. The house looks exactly as it did. No colour matching, no HOA submittal, and roughly 60 to 70 percent of the cost of a full replacement.

How to Tell Which You Need

A ceiling stain with no broken tiles visible almost always means underlayment, and that's a relay.

Cracked, slipped or missing tiles may be a straightforward repair if the membrane beneath is still sound.

Multiple leaks in different places means the membrane has failed generally — a relay, not a series of patches.
