West Palm Beach Is
Four Roofing Markets

A contractor quoting the same way across all four either doesn't know the city or isn't paying attention. Which one you're in changes the material, the permitting, and sometimes whether replacement is even the right answer.

East · Historic

1920s Stock

El Cid, Flamingo Park, Grandview Heights, Northwood. Mediterranean Revival and mission style, much of it approaching a century old.

Original board decking rather than plywood, non-standard framing, and clay tile profiles that were discontinued decades ago.

Needs: careful assessment before pricing, and historic review on top of permitting.
Downtown · Flagler

Towers

Mid-rise and high-rise condominium and office buildings, almost all with flat or low-slope roofs.

TPO, modified bitumen, and silicone restoration. Board-driven decisions, phased scheduling, and documentation that goes in front of an association.

Needs: condition reports per building, and warranty options explained properly.
Mid-City

Post-War

The neighbourhoods between the historic east and I-95 — largely 1950s through 1970s single-storey.

Often on a second or third covering, frequently with attic ventilation that was underbuilt when the house went up.

Needs: honest condition assessment and a ventilation check.
West of I-95

The Suburbs

Andros Isle, Baywinds, Riverwalk, Ibis and the wider western communities — mostly built from the eighties onward.

Newer construction, more shingle and tile, and HOA architectural review on almost every job.

Needs: submittal package prepared before you pick a colour.
The Specialty

Roofing a
Hundred-Year-Old House

West Palm Beach has some of the oldest residential building stock in South Florida, and El Cid, Flamingo Park, Grandview Heights and Northwood are locally designated historic districts.

That changes the job in three ways.

What's underneath is different. Original board decking rather than plywood, spaced differently, and framing that predates any modern span table. You cannot quote one of these accurately without opening a section and looking.

What goes back on is regulated. Work on a designated property typically requires review beyond a standard building permit — and material, profile and colour can all be part of that conversation.

And matching is genuinely hard. Clay barrel profiles from the twenties were made by manufacturers that no longer exist. Sourcing a match, or salvaging and reusing what's there, is often the difference between a roof that looks right and one that looks wrong forever.

Historic district work, West Palm Beach

Salvage and Reuse Is Usually the Answer

On a historic tile roof, the tile is frequently in better condition than anything you could buy to replace it — and it's the correct profile by definition.

A lift and relay removes the existing tile carefully, replaces the underlayment and repairs the decking beneath, then resets the original tile. You get modern waterproofing under a roof that still looks like the house was built with it.

It also sidesteps the material-approval conversation entirely, because nothing visible changes. More on lift and relay →

Confirm the Review Process Before You Plan

Requirements for designated properties and districts change, and they're specific to the property. Before you commit to a material or a timeline, check with the City of West Palm Beach historic preservation office about what applies at your address.

We'll work to whatever comes back — but we'd rather you had that answer at the start than after a colour has been chosen.

For Boards and Property Managers

Downtown's Flat
Roofs Are Now on
Everyone's Agenda

Florida's structural integrity and reserve requirements have made condominium boards considerably more attentive to building condition — and the roof is usually the largest single line in that conversation.

If you sit on a board or manage a property along Flagler or downtown, you've probably had the question raised: how long does the roof have, and what will it cost?

A written condition report, not an opinion

Photographs, drainage assessment, and a moisture survey to establish whether the insulation beneath is wet. That last answer determines whether you're looking at a restoration or a replacement — and it's a measurement rather than a judgement call.

Restoration is often the correct answer

If the membrane is sound and the insulation is dry, a silicone coating resets the clock at a fraction of tear-off cost — with no disruption to residents and no landfill. On a occupied tower that difference is enormous.

Formatted for a board

Per-building reports, one specification across a property, and pricing broken out so it goes in front of a board without anyone rewriting it. That's how we present commercial work.

Ask About NDL Warranties

A No Dollar Limit manufacturer warranty covers labour and materials with no cap, and it's only available through approved contractors on approved assemblies — with the manufacturer inspecting the finished roof.

That third-party inspection is the real value to a board. Someone other than your contractor signs off on the work. Commercial & HOA roofing →

Tile Repair & Lift and Relay

Common on WPB's older east-side homes. Your original tile reset over fresh underlayment — and no material approval needed.

Flat & TPO Roofing

Downtown towers and commercial. We fix drainage before we quote membrane — ponding is what actually kills flat roofs.

Seamless coating over a sound existing roof. Far cheaper than tear-off and no disruption to residents.

Permitting The City of West Palm Beach runs its own building department, separate from unincorporated Palm Beach County. Which applies depends on your exact address — plenty of properties with a West Palm Beach mailing address are actually in the county.
Historic districts El Cid, Flamingo Park, Grandview Heights, Northwood and other designated areas carry review requirements beyond standard permitting. Confirm what applies at your address with the city's historic preservation office before planning materials.
Wind zone Palm Beach County sits in a high wind design zone, which determines fastening patterns, underlayment specification, and which product approvals are acceptable at your address.
Occupied buildings On condominium and commercial work we phase the schedule around residents and operations, provide notice text you can distribute, and sweep parking areas every evening.

Questions

West Palm Beach
Roofing FAQs

My house is in a historic district. Can you work on it?

Yes, and it's a different job from a standard re-roof. Original board decking rather than plywood, framing that predates modern span tables, and tile profiles from manufacturers that no longer exist. We open a section and look before pricing rather than quoting a standard tear-off and finding surprises. Our general contractor licence covers the structural work these roofs frequently need. Confirm the review requirements at your address with the city's historic preservation office before planning materials — we'll work to whatever comes back.

My original clay tile is discontinued. What are my options?

Usually the best option is keeping it. On a historic roof the tile is frequently in better condition than anything available to replace it, and it's the correct profile by definition. A lift and relay removes it carefully, replaces the underlayment and repairs the decking, then resets the original tile. Modern waterproofing under a roof that still looks like the house was built with it — and nothing visible changes, which simplifies any material approval.

Our condo board needs a roof assessment. What do you provide?

A written condition report with photographs, a drainage assessment, and a moisture survey establishing whether the insulation beneath the membrane is wet. That last point determines whether you're looking at a restoration or a full replacement, and it's measurable rather than a matter of opinion. Pricing is broken out per building so it goes in front of a board without rewriting. See commercial and HOA roofing.

Can a flat roof be coated instead of replaced?

Often, and it's far cheaper. Silicone restoration works when the existing membrane is sound and the insulation beneath is dry — it resets the clock with no tear-off, no disruption to residents, and no landfill. If moisture has reached the insulation, coating traps it and the roof fails faster than if you'd done nothing. We survey for moisture before recommending either.

Do I need a permit to replace my roof in West Palm Beach?

Yes. The City of West Palm Beach operates its own building department, separate from unincorporated Palm Beach County — and plenty of properties with a West Palm Beach mailing address actually sit in the county. Designated historic properties carry additional review. We confirm which jurisdiction and which process applies at your address before quoting.

Why does my 1960s house have roof problems my neighbour doesn't?

Frequently attic ventilation. Mid-city West Palm Beach has a lot of single-storey post-war housing built when ventilation was routinely underbuilt. Without proper intake at the soffits, Florida attic temperatures exceed 150°F and cook shingles from underneath — a 25-year roof can be finished in 15. Walk outside and look at your soffits: if the vents are painted over or blocked, that's your answer.

How quickly can you get to me?

Same day on most calls across Palm Beach County, and our line is answered 24 hours on (561) 970-3626. Response times stretch during and after a major storm because everyone calls at once — we'll give you a realistic window rather than a promise we can't keep.

Are you licensed to work in West Palm Beach?

Yes. We hold Florida State Certification as both a Roofing Contractor (CCC1332394) and a General Contractor (CGC1533052), which covers work statewide. Both are public record — verify them at the Florida DBPR in about thirty seconds. Worth checking any contractor you're considering, including us.
