Wellington is the only place in Palm Beach County where a roofing quote might cover a five-bedroom house, a twelve-stall barn, a hay store and a run-in shed on the same property.
Most roofing companies will quote the house and go quiet on everything else — because agricultural structures are a different job. Open purlins with no deck. Long spans. Ventilation that has to work. And a building you can't simply close for a week.
We do both, and we quote them together. Our general contractor licence covers the structural work that barn roofs frequently need — purlin repairs, framing, and the sort of thing a roofing-only contractor has to subcontract or decline.

PBR Panel Is Usually the Right Answer
On a barn, an arena cover, or a run-in shed, PBR metal panel spans directly between purlins with no plywood deck underneath. It's the least expensive permanent metal roof available, it goes on fast, and it's exactly what these structures were designed for.

Ammonia Eats
Barn Roofs From Below
This is the part that surprises people. A barn roof doesn't fail from weather the way a house roof does — it fails from the inside.
Stall waste produces ammonia. In a building with limited air movement, that ammonia concentrates at the roof line and corrodes metal fasteners and panel coatings from underneath. On a poorly ventilated barn it's a genuinely aggressive environment — considerably harder on metal than salt air.
Ventilation isn't optional here
Ridge venting and adequate air movement do more for a barn roof's lifespan than the panel specification does. A well-ventilated barn clears ammonia before it can concentrate. A closed-up one concentrates it right where your fasteners are.
Fastener selection matters more than usual
Standard screws in an ammonia environment corrode from the underside where you'll never see them until the panel starts weeping. We specify accordingly, and we'll explain what we're specifying and why.
We check the underside
On a barn inspection we look up from inside as well as walking the roof. Corrosion shows there first — usually years before anything is visible from above.
If your barn roof is twenty years old and nobody has ever looked at it from underneath, that's the inspection worth booking.
We Work Around
Your Season
Wellington's equestrian season runs roughly January through April. During it, you cannot have crews, noise, and debris around horses — and no reasonable contractor should ask you to.
Which means the window for barn and property work is the rest of the year, and the sensible time to plan it is now rather than in December when everyone else has worked that out too.
For house roofs the constraint is looser, but it still exists. If you have horses on the property, or you're hosting during season, the scheduling conversation should happen before anyone talks about materials.

Off-Season Is the Right Time for Everything
Not just barns. Off-season is when to do the house roof, the guest cottage, the equipment building, and the gutters — all at once, with one mobilisation and one set of disruption.
Doing them separately over three years costs more and disrupts you three times. If you've got several structures on the property, we'll survey all of them and price them as one project or as a phased plan — whichever suits your budget.

Do I need a permit to replace my roof in Wellington?
Yes. The Village of Wellington runs its own building department, separate from unincorporated Palm Beach County, and agricultural structures can follow a different path from residential. We file the permits, schedule inspections, and confirm what applies to each building before quoting.
Will my HOA approve the roof I want?
