Salt air doesn't damage tile or shingle directly. It attacks the metal. Fasteners, flashing, drip edge, valley metal, and vent collars — every metal component on your roof corrodes faster here than it does five miles west.
Which means the same roof, installed to the same standard, will last measurably longer in Wellington than it will on the Jupiter Inlet.
The fix isn't complicated. It's just frequently skipped. Stainless fasteners instead of standard. Aluminium instead of galvalume on metal roofs. Closer attention to flashing metal. Two Things Worth Checking Yourself
Look at your soffits. If the vents are painted over, blocked with insulation, or there aren't any, your attic can't breathe — and Florida attic heat cooks shingles from underneath. That alone can take five years off a roof. See fascia and soffit.
Check your downspout outlets after rain. A pile of granules means your shingles are shedding their surface, which is the clearest visible sign a shingle roof is nearing the end.
